Exception Niche: Only two year wait period for borrowers who short sold a home
American Home Loansrequires that 2 years pass between close of escrow of borrower’s short sale and the date of new loan application (Refinance or Purchase). The guideline was recently changed to this shorter 2 year wait period and is valid for new loans up to 80% loan to value ratio. This loan profile is done on exception basis and borrower should have strong “re-established credit” and compensating factors.

New Niche: Any Amortization Period from 8 to 30 years OK!
American Home Loans will allow all fixed rate mortgage to have a customized amortization period chosen by the borrower. For example, a borrower who has been paying 7 years on a 30 year fixed mortgage may prefer to refinance to a 23 year amortization (years remaining on old mortgage) on his/her new loan. American Home Loans can make the amortization term between 8 and 30 years, not to exceed the fixed term of the loan.
